Time really is money! Asset managers want agents that will process time sensitive documents such as property condition reports, Broker Price Opinions, and monthly status reports quickly and accurately.
- I will do a same day drive-by and a thorough Broker Price Opinion, complete with photos & a detailed description of the subject property and surrounding neighborhood, current market trends, comparables, and marketing strategy outlining how the maximum sale price will be obtained, e-mailed within 3 days and hard copy mailed within 3 days if requested.
- I will offer recommendations of marketing in "As-Is" vs. "Repaired Condition".
- I will conduct a thorough inspection followed by a written Report w/photos detailing the condition of the property.
- I will determine occupancy, status of utilities, handle the Rekey process, winterization/de-winterization, trash out, yard clean-up, trash removal, & secure the property preventing vandalism.
- I will conduct weekly inspections of the property.
- I will obtain repair estimates and oversee all work to ensure successful completion (if needed and authorized).
- I will market the property professionally, with virtual tours of the property, and link the listing to over 300 web sites I am affiliated with, including my own web site, for maximum exposure.
- My phone numbers will be displayed prominently on the "for sale" sign at the property, and I will be available 24/7 at those numbers to answer property inquiries or handle any emergency calls regarding the property.
